Plat Reviews
A plat is a scaled map showing how a piece of land is divided. Plat review is required when property is being subdivided, combined, or reconfigured.
The City of Sandy Springs has three types of plat review:
- Preliminary plat review
- Final plat review
- Minor plat review
When Is a Final Plat Review Required?
A final plat review is required when a subdivision:
- Creates more than 3 lots
- Requires extensions of utilities or municipal infrastructure
- Requires new streets or roads
When Is a Minor Plat Review Required?
A minor plat review is required when a subdivision:
- Combines 3 or fewer lots
- Creates 3 or fewer lots
- Does not require utility or municipal infrastructure extensions
- Does not require new streets or roads
Who Can Apply for a Plat Review?
Plat reviews are generally submitted by the property owner or developer.
Applying for a Plat Review
Applications can be submitted online through Build Sandy Springs .
The portal allows applicants to:
- Complete applications
- Submit construction drawings
- Pay invoices
- Request inspections
- Track permit status
Applicants may also schedule an appointment through QLess to meet with a Permit Technician at City Hall for assistance.

After Plat Approval
Once the City approves the plat application:
- A City official signs the approved plat survey.
- The approved plat is made available for applicant pickup.
- The applicant must record the plat with Fulton County.
- A digital copy of the approved and recorded plat must then be returned to the City of Sandy Springs.
